Step One

Your Financing
Roadmap

Reviewing home financing documents

Securing financing is the most important step in the buying process — and it should happen before you ever tour a home. You wouldn't go to a store without knowing your budget. Home buying works the same way.

Important — During Financing

Do not apply for any new credit, make large purchases, or allow credit inquiries until after your closing date. Even small financial changes can affect your loan approval.

The Four Stages of Financing

01

Pre-Approval

Submit an application including credit check, income verification, and tax returns. Establishes your price range and approximate monthly payment.

02

Loan Application

Typically submitted when a contract is accepted. Some lenders can complete this early — ask us about timing to gain a competitive edge.

03

Commitment Letter

Conditional approval — the lender's final commitment to fund the deal. Continue to protect your credit score during this phase.

04

Clear to Close

On or just before closing day, you receive your CTC. The lender sends funds to the title company and settlement is scheduled.

Wire Fraud Warning

Wire fraud is real. Always call the title company directly to verify account numbers before any transfer. Never wire funds to an account number that was sent by email. A title company representative must verify the number verbally before you proceed.

Loan Types

Direct / Local Lender

In-house underwriting, more flexibility, and often more relaxed qualification guidelines. In competitive markets, a local lender's speed can make or break your offer. HomeLab maintains a vetted preferred lender list.

FHA Loans

The lowest down payment option with flexible credit requirements. Note: in competitive markets, sellers may hesitate to accept FHA offers due to stricter appraisal and repair requirements.

VA Financing

Available to veterans with significant advantages, including no down payment options. The VA conducts its own property inspection and the seller must complete any required repairs per VA guidelines.

203K Renovation Loan

Buy and renovate in a single loan — allows closing on homes with defects, provided a licensed contractor submits an estimate for required repairs. HomeLab has vetted contractor contacts ready.

Down Payment Guidance

  • Keep down payment funds in the same bank account for at least 60 days before closing
  • Cash deposits less than 60 days old require a paper trail — plan ahead
  • Gift funds from family members are allowed; notify your lender immediately if you plan to use them
  • First-time buyer programs vary by state, county, and income bracket — funding is limited and requires separate underwriting
  • Check your 401K — some plans have recently waived early-access penalties; speak with your account manager

Costs to Budget For

Item Typical Range Notes
Appraisal $600 – $800 Required by lender; non-refundable
Home Inspection $450 – $1,200 Strongly recommended; non-refundable
Specialty Inspections $50 – $250 each Radon, sewer, chimney, HVAC, etc.
Closing Costs ~3% of purchase price Title fees, state taxes, insurance, lender fees, prepaid HOA & taxes
Can the Seller Pay My Closing Costs?

Yes — this is called a seller credit. Example: you offer $560,000; the seller credits $10,000 at closing, netting them $550,000. This works as long as the property appraises for the higher amount and your loan program allows it. Most loan programs permit up to 3% in seller credits.

Our Proprietary Method

The HomeLab
Formula

This is the framework our team uses to position every buyer to win — regardless of market conditions. When clients follow our direction, they win. Every time.

Strategic home negotiation preparation

Price

  • Offer price strategy based on comparable market analysis
  • Seller subsidies and credit negotiation

Timeline

  • Closing date — often a seller's top priority
  • Contingency windows and deadlines
  • Financing commitment period
  • Review and negotiation periods

Contingencies

  • Financing contingency
  • Appraisal contingency
  • Inspection contingency
  • Home sale contingency

Financing Strength

  • Down payment amount and documentation
  • Earnest Money Deposit (EMD)
  • Type of loan and approval strength
  • Lender reputation and reliability
Why Speed Wins Deals

Sellers are often more open to negotiating on price and terms when a deal closes quickly. This is a primary reason we rely on our trusted vendor partners — they know our processes, match our timelines, and deliver flawless on-time closings every time.

After Offer Accepted

Congratulations —
Now What?

Your contract has been accepted. The hard work of winning the home is done — but your active participation in the next few days is the most critical phase of the entire process.

Settlement and keys — the closing day experience
1
Submit Your Loan Application Immediately

Must be submitted within 3–5 business days of contract ratification. Waiting beyond this window can cause delays and potentially put you in breach of contract.

2
Respond to All Lender Document Requests — Immediately

Submit every requested document to your loan officer as quickly as possible. Delays here are the most common cause of missed closing dates.

3
Pay for Appraisal and Inspections Promptly

These cannot be scheduled until payment is received, and deadlines are often short. Pay lender invoices the day they arrive.

4
Deliver Your Earnest Money Deposit by the Deadline

The EMD deadline is a binding, material term of the contract. Missing it puts your deal at risk. We'll walk you through every step well in advance.

5
Sign All Documents Promptly

Timely signatures keep the entire transaction on track. We flag every document with clear, plain-language instructions so nothing falls through the cracks.

6
Prepare Certified Funds for Closing Day

Closing funds must arrive as a cashier's check or wire transfer. Wire only per verbally-verified instructions from your title company. Never respond to emailed wire instructions without calling to confirm.

The Long View

Your Home
Ownership Plan

Beautiful home representing your real estate investment

Your first home may not be your forever home — and that's exactly the point. Here's how strategic buyers use their first purchase to build lasting wealth.

First-time buyers often start with something smaller or less updated than originally anticipated — and that's completely fine. Within 2–5 years, most are earning more income, carrying stronger credit, and have accumulated meaningful equity that becomes the financial foundation for their next move.

When it's time to move up, you have two powerful options: keep your first home as a rental (most lenders count 75% of rental income toward your affordability — a significant advantage), or sell and apply the equity directly toward the costs of your next home.

Ask your HomeLab agent to advise on the investment potential of every home you tour — not just its livability today.

What Your Agent Needs to Know

  • Your ideal move-in timeline — and any hard deadlines you're working around
  • When your current lease ends, including termination fees and notice requirements
  • Your maximum monthly payment budget
  • How much you can bring to closing — down payment and closing costs, minimum and maximum
  • The area(s) you're looking in, and what makes location important — commute, schools, walkability, proximity to family
  • Your must-haves, nice-to-haves, and absolute deal-breakers
  • How long you plan to stay in this home
  • Your appetite for renovation — light cosmetic updates, or something more substantial

REVIEWS

Ms. Tazeen Qudsi is simply the best Realtor that I have ever worked with in my 35 years of purchasing and selling real estate. Furthermore, Tazeen’ level of knowledge and professionalism is unmatched. Believe me I am a challenging client who sometimes is quick to anger and Tazeen patience is something I thanked her for. Moreover, Tazeen got an offer for my NW duplex in 10 days, when the previous agent had the listing for 6+ months with no results. Tazeen savvy, knowledge and negotiating skills resulted in a July 2024 sell. Lastly, as I move forward with future purchases and sells at some point Tazeen Qudsi is the only Realtor who I trust for my real estate needs & wants!
