Roadmap
Securing financing is the most important step in the buying process — and it should happen before you ever tour a home. You wouldn't go to a store without knowing your budget. Home buying works the same way.
Do not apply for any new credit, make large purchases, or allow credit inquiries until after your closing date. Even small financial changes can affect your loan approval.
The Four Stages of Financing
Pre-Approval
Submit an application including credit check, income verification, and tax returns. Establishes your price range and approximate monthly payment.
Loan Application
Typically submitted when a contract is accepted. Some lenders can complete this early — ask us about timing to gain a competitive edge.
Commitment Letter
Conditional approval — the lender's final commitment to fund the deal. Continue to protect your credit score during this phase.
Clear to Close
On or just before closing day, you receive your CTC. The lender sends funds to the title company and settlement is scheduled.
Wire fraud is real. Always call the title company directly to verify account numbers before any transfer. Never wire funds to an account number that was sent by email. A title company representative must verify the number verbally before you proceed.
Loan Types
Direct / Local Lender
In-house underwriting, more flexibility, and often more relaxed qualification guidelines. In competitive markets, a local lender's speed can make or break your offer. HomeLab maintains a vetted preferred lender list.
FHA Loans
The lowest down payment option with flexible credit requirements. Note: in competitive markets, sellers may hesitate to accept FHA offers due to stricter appraisal and repair requirements.
VA Financing
Available to veterans with significant advantages, including no down payment options. The VA conducts its own property inspection and the seller must complete any required repairs per VA guidelines.
203K Renovation Loan
Buy and renovate in a single loan — allows closing on homes with defects, provided a licensed contractor submits an estimate for required repairs. HomeLab has vetted contractor contacts ready.
Down Payment Guidance
- Keep down payment funds in the same bank account for at least 60 days before closing
- Cash deposits less than 60 days old require a paper trail — plan ahead
- Gift funds from family members are allowed; notify your lender immediately if you plan to use them
- First-time buyer programs vary by state, county, and income bracket — funding is limited and requires separate underwriting
- Check your 401K — some plans have recently waived early-access penalties; speak with your account manager

Yes — this is called a seller credit. Example: you offer $560,000; the seller credits $10,000 at closing, netting them $550,000. This works as long as the property appraises for the higher amount and your loan program allows it. Most loan programs permit up to 3% in seller credits.

Your contract has been accepted. The hard work of winning the home is done — but your active participation in the next few days is the most critical phase of the entire process.
Must be submitted within 3–5 business days of contract ratification. Waiting beyond this window can cause delays and potentially put you in breach of contract.
Submit every requested document to your loan officer as quickly as possible. Delays here are the most common cause of missed closing dates.
These cannot be scheduled until payment is received, and deadlines are often short. Pay lender invoices the day they arrive.
The EMD deadline is a binding, material term of the contract. Missing it puts your deal at risk. We'll walk you through every step well in advance.
Timely signatures keep the entire transaction on track. We flag every document with clear, plain-language instructions so nothing falls through the cracks.
Closing funds must arrive as a cashier's check or wire transfer. Wire only per verbally-verified instructions from your title company. Never respond to emailed wire instructions without calling to confirm.

When it's time to move up, you have two powerful options: keep your first home as a rental (most lenders count 75% of rental income toward your affordability — a significant advantage), or sell and apply the equity directly toward the costs of your next home.
